Low rents and the latest technology are helping reinvent the Bridgeton area of Glasgow, says Bob Serafini.

 

A double success for the Bridgeton area of Glasgow this week with another signing for its award winning office building, The Albus, and the start of work on an ambitious redevelopment of a former college into a new business complex.

 

An IT solutions company has become the latest occupier to move into regeneration body Clyde Gateway's striking white multi-let office property, which has already proved a hit with creative industry firms including digital agency MadeBrave and independent publisher Peebles Media.

 

In a move that will bring 15 new workers and also add a further five new jobs to the area, Cloud Cover IT will occupy 2329 sq ft on the top floor of the development, which is close to Bridgeton Rail Station, delivering five minute journeys to the city centre.

 

The building provides seven self contained, open plan suites over three floors, ranging from 2067 to 20,603 sq ft and, with a further unit already in advanced negotiations, it is heading for full capacity.

 

One of only a handful of speculative developments built in Glasgow in the last few years, its strengths include state-of-the-art digital connectivity, one gigabit connection, and integrated 'failover' features, which provide back up to safeguard business continuity.

 

In this fast improving area, the rental cost is around £14 per sq ft - half the cost of prime space in the main Glasgow business district.

Gauld praised the landlord's help in getting the firm up and running quickly and efficiently in order to accelerate its growth path for the next few years.

As well as the Grade A quality offerings like Albus, Eastgate, now home to 400 workers, and the 1100 police staff at nearby Dalmarnock's Riverside base near the M74, the area is also seeing expansion of more affordable business premises.

 

With their exiting Broad Street Business Complex currently 97 per cent full - with 105 tenants ranging from startups to PLCs - owners Crestlink Ltd are busy converting a nearby former Glasgow College building into what they are calling the Rogart Street Campus.

 

This post-war building was designed by Glasgow School of Art trained John B Wingate, famous for his concrete box architecture, expanse of glazing and art deco motifs.
